Item # NJM&RC Recommendation Potential Causes Actions Completed to Date (9/14/00) Results verification method
# 1 Ensure drain pans drain allow proper drainage improperly pitched drain pans, plugged drains, improperly pitched/sized drain lines drains have been modified to drain properly on 14 Air Handling Units visual checks of drain pans on units modified indicate dry pans
# 2 Drain pans need to be cleaned periodically no maintenance process to check pans cleaned all drain pans, established and implemented weekly inspection of pans, cleaned as needed no slime build-up in pans
# 3 air exchange rate (OA) seems low in rm 159 air handler not operating properly or under sized, chiller not operating properly or undersized, outside air controller not set to proper OA volume setting, VAV box not operating or set properly verified chiller not running due to repair/replacement activities, Johnson Controls was changing system controllers, resulting in Air Handling Units and VAV boxes operating out of norm re-take air measurements to verify if OA volumes have increased
# 4 temperature and humidity levels bordering on uncomfortable conditions as noted in #3 above may be causes checked discharge air temperatures for dates of tests, indicated 68 degrees discharge air, system requires 55 degrees to maintain comfort zone levels of humidity and temp.; verified chiller not running, creating conditions above re-check areas to verify new temp. and humidity conditions
# 5 Migration from vet tech and print shop areas to 159 area was detected by tracer gas testing direct connection of ventilation or exhaust system, pressurization within the vet and/or print shop to cause migration, malfunctioning exhaust system components or controls assigned a contractor to verify direct ventilation links, and proper system pressurization to maintain air flow in proper direction retest for migration to identify if migration is present, and if it is a hazard or a nuisance
